As the landlord myself I am a firm believer in using text messaging to contact one’s tenants. Provides you with a written documentation as to exactly what was said and also reflects the reality that most tenants rarely answer their voice messages and almost never respond to e-mail. Also works great to respond to prospective tenants. As so many of the questions about property will be repetitive and you can cut and paste your text messages to respond to various queries by your prospective tenants in lieu of typing the same message over and over.
